The property rental service includes advertising the rental, vetting all prospective tenants, conducting the viewings, writing the lease agreement, collecting the deposit and rent payments.
Potential landlords are kept informed, every step of the way, and all prospective tenants, must complete an application form, that is reviewed by both the Landlord and Sachele.
For Airbnb properties. The service is customised to the requirements of each individual client. I have previously, advertised Airbnb properties on my Airbnb page, and managed the entire booking, including the arrangement of the cleaning and payment.
Some clients manage the bookings themselves, and I host the check in and check out process. Whatever the client requirement, we will work with you.
Property Maintenance
Maintenance jobs are, completed by our partners. We can assist with all construction projects, inclusive of building a home.
We have Architects and builders ready to bring your vision to life. Painters, plumbers, electricians, tilers, masons and welders, just to name a few. We have experienced landscapers to maintain your yard also.
If the maintenance you require can not be completed by a member of my team, I will source the person or organisation for you.
Project Management
We can manage all projects to ensure it is completed to the standard you require and within budget. Unforeseen circumstances can occur in this industry, and if this happens to be the case, the project will be halted, you will be consulted and a plan of action will be agreed between us.
We have our in house architects available to draw the plans and submit to the parish council on your behalf. Once the plans have been approved, the next step is to secure a bill of quantity. This is a document that quotes you the cost of the project. Once the bill of quantity is agreed, we then move on to the signing of the contracts. Once contracts have been signed, the project can begin.
Property and Land Sourcing
Moving to Jamaica is a dream for many. We can make that move easier, by sourcing land or property for sale or rent. Not only will we source the property or land, we will also view it for you, if you are not yet on the Island. Of course, you can be there too. We can arrange a video call and complete the viewing with you.
Land Titling Services
With our qualified in house paralegal, we now offer services that include, first registration of land, Adverse Possession and transfer of Land.
In addition, we can assist with the purchase of property, applying for TRN’s, Preparation of power of attorney and thorough preparation of wills.
Assistance with the Eviction Process
This includes the preparation of the notice to quit, assistance with applying to the court for a summons and attending court on your behalf.
In Jamaica, the eviction process can be a long and drawn out process. Rent has to be 30 days late, before a landlord can start the eviction process. After 30 days, the landlord has the right to apply to the courts for a summons. Once granted, the landlord may hand this summons to the tenant or pin it to the door of the property.
Once the summons has been issued to the tenant. The landlord must then complete an affidavit of service. This document tells the court house who the summons was issued to and when. This form must be signed in the presence of a JP.
The court must also obtain a copy of the summons issued to the tenant, and this must also be signed by a JP. The summons will have issued a date for the tenant and landlord to go to the courts.
Please note, the tenant has the opportunity to request an extension and whether this is granted is at the discretion of the courts.
